Holding Deposit
One week's rent
To reserve a property. This will be withheld if any relevant person withdraws from the tenancy, fails a Right-to-Rent check, provides materially false or misleading information, or fails to sign the tenancy agreement within 15 calendar days.
Security Deposit (under £50,000 p.a.)
Five weeks' rent
Covers damages or defaults on the part of the tenant during the tenancy, protected in a government-authorised scheme.
Security Deposit (£50,000 or over p.a.)
Six weeks' rent
Covers damages or defaults on the part of the tenant during the tenancy, protected in a government-authorised scheme.
Advance Rent
Maximum one month's rent
No more than one month's rent may be requested in advance (from 1 May 2026).
Unpaid Rent
3% above Bank of England Base Rate
From the Rent Due Date until paid. This will not be levied until the rent is more than 14 days in arrears.
Lost Keys or Security Devices
Actual cost of replacement
Tenants are liable to the actual cost of replacing any lost keys or security devices. If locks need changing, all associated costs will be charged. Additional time: £30 per hour (inc. VAT).
Variation of Contract
From £50 inc. VAT
Per agreed variation, or any reasonable costs incurred if higher. Covers landlord's instructions and preparation of new legal documents.
Change of Sharer
From £50 inc. VAT
Per replacement tenant, or any reasonable costs incurred if higher. Covers referencing, Right-to-Rent checks and new legal documents.
Early Termination
Landlord's reasonable costs
Tenant shall be liable to the landlord's reasonable costs in re-letting the property. Tenants may end the tenancy with two months' written notice aligned to the rent period end.
