Green & Co. offer a very wide range of services right across the property world. We always welcome the opportunity to discuss your needs face to face and where appropriate provide a firm quotation before any work commences. We are able to publicise the fees for some of the more routine services that we provide. The fee structure for our Residential Lettings Department will be found below. Nevertheless we always prefer to fully discuss and understand your plans so that we can tailor our recommendations to your circumstances. We have many life times of experience across the office and we feel confident that you can rely on the advice that you receive.
All fees are shown inclusive of VAT (current rate of 20%)
Holding Deposit (per tenancy) One week’s rent. This is to reserve a property. Please Note: This will be withheld if any relevant person (including any guarantor(s)) withdraw from the tenancy, fail a Right-to-Rent check, provide materially significant false or misleading information, or fail to sign their tenancy agreement (and / or Deed of Guarantee) within 15 calendar days (or other Deadline for Agreement as mutually agreed in writing).
Security Deposit (per tenancy. Rent under £50,000 per year) Five weeks’ rent.
This covers damages or defaults on the part of the tenant during the tenancy.

This covers damages or defaults on the part of the tenant during the tenancy.
Unpaid Rent Interest at 3% above the Bank of England Base Rate from Rent Due Date until paid in order to pursue non-payment of rent. Please Note: This will not be levied until the rent is more than 14 days in arrears.
Lost Key(s) or other Security Device(s) Tenants are liable to the actual cost of replacing any lost key(s) or other security device(s). If the loss results in locks needing to be changed, the actual costs of a locksmith, new lock and replacement keys for the tenant, landlord any other persons requiring keys will be charged to the tenant. If extra costs are incurred there will be a charge of £30 per hour (inc. VAT) for the time taken replacing lost key(s) or other security device(s).
Variation of Contract (Tenant’s Request) from £50 (inc. VAT) per agreed variation or any reasonable costs incurred if higher. To cover the costs associated with taking landlord’s instructions as well as the preparation and execution of new legal documents.
Change of Sharer (Tenant’s Request) from £50 (inc. VAT) per replacement tenant or any reasonable costs incurred if higher. To cover the costs associated with taking landlord’s instructions, new tenant referencing and Right-to-Rent checks, deposit registration as well as the preparation and execution of new legal documents.
Early Termination (Tenant’s Request) Should the tenant wish to leave their contract early, they shall be liable to the landlord’s costs in re-letting the property as well as all rent due under the tenancy until the start date of the replacement tenancy. These costs will be no more than the maximum amount of rent outstanding on the tenancy.
Letting Service: For marketing, viewings and the letting of your property
90% of first month’s rent for properties with a rent of £1150 and below
85% of first month’s rent for properties with a rent of £1151 to 1250
75% of first month’s rent for properties with a rent of £1251 and above
Tenancy processing: Vetting, Referencing, Tenancy Documentation and Deposit Registration: £120 per tenant
Premium Letting Service: Monthly accounting; 12% of rent collected
Management Services: Quarterly accounting; 12% of rent collected / Monthly accounting; 15% .
Inventory costs: Our Managed and Premium Letting Services include the cost of inventory makes and updates. The comparison report is compiled at the end of a tenancy based on the inventory at the start of the tenancy.

Renewal Fees: £199 per tenancy
Change to Statutory Periodic at the end of Fixed Period advising tenant and amending Tenancy Deposit Registration £99
Fees for the service of Legal Notices (Section 8 or Section 21): £70 per Notice.
Landlord Withdrawal Fee: £440 beyond the application stage, £600 beyond tenancy agreement, £135 during the tenancy (only applicable for Managed and Premium Letting Services)
Tenancy Deposit Dispute Fee: £175 per hour per tenancy. The costs associated with the preparation of all evidence and submitting the case to the tenancy deposit scheme as well as dealing with all correspondence relating to the dispute. This only applies where the agent has protected the deposit.
Non-Resident Landlords HMRC submission: £70 per submission.
Additional HMRC Reporting Fee: £70 per request (responding to any specific queries relating to either the quarterly or annual Return from either the landlord or HMRC).
Annual Income and Expenditure Schedule: £70
Deposit Transfer Fee: £70 per deposit.
Check-outs for landlord managed properties: from £199.
Tenancy Agreements only: starting at £199.
Change to Statutory Periodic at the end of Fixed Period, advising tenant and amending Tenancy Deposit Registration: £99.00.
